Q
I think I have been the victim of semi-jeonse rental fraud. Will I be able to get my deposit back..?
I am a tenant living under a semi-jeonse lease. At the time of the contract, the landlord said there was no problem and I also checked the certified copy of the register, but it turned out that multiple mortgages had already been set on the house, and I heard that the landlord has been unable to properly return the deposits of other tenants either. I am anxious about whether I will be able to get my deposit back after the contract ends... In a case like this, it would count as semi-jeonse rental fraud, right? Is there a sure way to get the deposit back??

Is there an eviction lawsuit attorney? How should an eviction lawsuit be carried out?
I own an apartment jointly with my spouse and lease it to a tenant on a monthly rent basis. However, the tenant has not paid rent or maintenance fees for several months and is not answering my calls. I even sent a content-certified mail requesting that they vacate, but it was returned. Because the loss seems likely to grow too large to keep waiting, I am considering a tenant eviction lawsuit, and I am curious about the procedure by which an eviction lawsuit is carried out and whether I can also recover the overdue rent and maintenance fees. If there is an eviction lawsuit attorney, please help me..

What is the procedure for real estate inheritance?
Recently, when my father passed away, one apartment and a piece of land were left as inherited property. Our family consists of my mother and three siblings, but I have no idea at all how the division of the inherited property should be done, when the registration should be filed, or in what order taxes should be handled when inheriting real estate. In particular, my mother currently lives in the apartment, and opinions are divided among the siblings. I would like to know where the real estate inheritance procedure should begin, in what order the transfer of registration, the inheritance tax return, and the division agreement should proceed, and how to respond if a dispute happens to arise.

How should compulsory execution against real estate be carried out?
I received a favorable judgment in a civil lawsuit. Even though I have received the court's written judgment, the other party is not paying the money, which is a frustrating situation. I heard that in this case I should proceed with compulsory execution against real estate, but I am not sure exactly what procedure is followed. I would like to know whether compulsory execution can be carried out immediately once the judgment becomes final, and what documents are needed to carry out compulsory execution. I would be grateful if you could explain whether compulsory execution is possible even if the other party has hidden their property or already transferred it to another person, and whether this is a situation in which I need the help of a real estate attorney.

What real estate inheritance documents are there?
My father passed away, and I am carrying out the inheritance procedure, but the real estate is divided into several parcels, and all of the siblings, as heirs, must participate. I would like to know exactly what real estate inheritance documents I should prepare. I am also curious about whether the required documents differ when the inherited property is of various types, such as land, buildings, and forest land, and whether there are additional documents needed when an agreement among the heirs is required. I heard that if a mistake occurs in the document preparation process while carrying out the inheritance procedure, it can cause a delay in registration or tax problems, so could you also explain what points I should be particularly careful about?

I need help with a lawsuit for the return of a deposit.
While running a nail art shop, I had a good opportunity and signed a lease for a commercial unit in a better location. I moved out of the place where my shop originally was, and when the lease term expired, I asked the landlord to return my deposit, but he is ignoring all of my attempts to contact him. How do I file a lawsuit for the return of the deposit?

How should I respond to real estate jeonse fraud...?
Recently, when I changed jobs, I entered into a jeonse (lease deposit) contract and moved in. However, a few days ago the landlord became unreachable, and when I checked the certified copy of the register, an excessive mortgage to secure a maximum amount had already been established. People around me say it is real estate jeonse fraud, and I am very anxious. In such a case, how should I respond?

Housebreaking? Intrusion upon habitation? Please review whether it is established.
After the lease expired, the tenant neither vacated nor answered my calls, so I had no choice but to unlock the door with the master key and enter. But the tenant filed a complaint against me for housebreaking, claiming that I intruded upon the residence. Whether it is housebreaking or intrusion upon habitation, it seems I will be punished; even though it is my own house, if I entered without the tenant's knowledge, is housebreaking established?

Regarding the tenant's eviction, will filing a building eviction lawsuit definitely resolve it?
If a tenant does not move out even though the lease has expired, can it be resolved only by filing a building eviction lawsuit? I need to find a new tenant, but the existing one is not even paying rent and is being defiant... Could someone tell me whether I should file a building eviction lawsuit, and if so, what the procedure is?
